Rental terms run by the year, and renewal is the normal path rather than the exception. There is a horticultural reason for that, not just a commercial one.
A grafted avocado generally begins bearing around three years after planting and then produces for more than twenty years. A single one-year rental sits well short of that. Renewing keeps the same tree in the same well-chosen spot, undisturbed, which is exactly the condition avocado rewards.
Stability beats optimisation
A tree left in one good position for four years will almost always outperform a tree moved between three slightly better positions.
